WE WILL VERIFY ALL INFORMATION ON THE APPLICATION. ANY FRAUDULENT INFORMATION ON APPLICATION WILL BE AUTOMATICALLY DENIED.

Applicants will be judged on several factors:

  1. Income - Applicants must make a minimum of three times rent or more. Any applicants over the age of 18 must fill out and pay for a separate application fee of $75.
  2. Rental History - Must reflect good payment history and a fulfilled lease. Evictions, damage to property, non-payment to landlords and illegal activity are all grounds for application rejection. Rental history must also be verifiable from a third party unbiased source.
  3. Creditworthiness - Applicants history of on time payments, late payments, active accounts, delinquent accounts and active accounts in delinquent status are all factors to be considered. All bills paid on time in the past 24 months. Bankruptcy fled in the past 24 months is grounds for denial.
  4. Employment History - Must reflect at least 6 months with the current employer. If you are ACTIVE military, we must receive your current military orders with your application. You also must be on an assignment that will allow you to complete a 12 month lease. If you are relocating to the area we must receive an accepted offer of employment.
  5. Pets - There is a non-refundable pet fee per pet of $500. PetScreening.com will screen all pets (including service animals). *Additional fees may apply. No dangerous or nuisance animals will be permitted. This includes Pit Bulls, Rottweilers, Boxers, reptiles, and wild animals. A picture of your pet must be provided with your application. Please note that some property owners may have additional pet restrictions.
  6. Criminal History - Anyone with a criminal history will be judged on a case to case basis. Some offenses that are grounds for immediate rejection include: The sale or manufacturing of illegal drugs, rape, murder, child molestation, arson and prostitution.

The following items must be included with your lease application:

  1. TXR application & Information About Brokerage Services both fully completed and signed.
  2. Copy of driver’s license or photo I.D.
  3. Last three months’ pay stubs or last year’s W-2 forms. If you are self-employed, include last year’s 1099 form or last year’s tax return.
  4. Copy of employment contract or employment letter (if applicable).
  5. Copy of military orders, if applicable.
  6. A $75 non-refundable application fee.
  7. Documentation of receipts from child support or SSI, if applicable.
  8. A current photo of your pet, if applicable.
